Do you need a new roof?

Roofs take a beating in the performance of their ordinary duties.  They  deteriorate due to a combination of factors including the sun’s ultraviolet rays, storms, condensation, ice, temperature expansion and contraction, insects, moss and algae.  Like paint and other products designed to protect your home, they must be periodically replaced.

The most important factor to consider when determining if you are in the market for a new roof is the roof's age.  This is highly affected by the type of product originally installed, its quality, the craftsmanship and methodology used in the installation, house location, weather, and maintenance.  Most roofs installed 15 years ago or more are approaching the end of their useful lives.  While it is possible for a roof to last much longer, it is rare that the highest quality materials are used in new construction.  In the Northwest in particular, it is very common for a new home builder to use cedar shakes that can start to breakdown after only 10 to 12 years.  These shakes help new home buyers to be able to qualify for their new homes and look great for a while; unfortunately, they don't last very long.

With no pun intended, a damaged roof is a slippery slope.  Small damage may weaken the roof membrane and lead to larger damage caused by rot and decay. In some cases, a relatively new roof may be damaged in this way.  In the worst cases, water intrusion can lead to structural roof damage that is sometimes exhibited by a swayback appearance.

Of course, the ultimate test of a roof is its ability to shed water.  If you have a leak, you need roof work and you may need an entire new roof.  Give us a call and we will be happy to give you our opinion and a free estimate.  If you don't have a visible leak, you will have to be guided by the warning signs below.  Just like that tire that still holds air but is low on tread, it will eventually fail.  If you can anticipate this and avoid an emergency re-roof, you can save money and a great deal of hassle.

A shake roof shows its age when you can see missing, loose, or split shakes.  Over time, the wood loses its natural oils and will begin to cup, curl, or warp.  This action can be strong enough to pop nails and even break metal flashing.  As wood becomes older, it becomes brittle and can be broken by objects, people, or animals.  Look for holes into your attic space.  If you can see the black paper underneath the shakes, the nails or staples, or bits of wood in the gutters or on the ground, you probably need a new roof.  Rusted, missing, or damaged metal flashing can also cause leaks.

A composition (asphalt) roof in need of attention may also have missing, loose, or torn shingles.  You should not be able to see any fasteners, black paper underlayment, or the tops of shingles.  Over time, the shingles will lose the embedded granules that give them their durability.  Look for discoloration, dark valleys where water frequently flows, and granules or bits of shingles in the gutters or on the ground after a heavy rain.
